After 7 months on the market and vacant, we at Designer Junkies went in and did, what we feel, was truly an amazing transformation on this home.

This home in West Edmonton was only back on the market for 2 days after the staging was complete and they accepted an offer for very close to their asking price.

Have you ever walked into a vacant home and tried to place your furniture in the rooms?  Or looked at a furnished house and the furniture was too big for the area and there was so much stuff you couldn’t see the forest for the tree’s? Ever wondered Why you should Stage your Home?

It is a hard task to visualize where your prized possessions would be situated.  Staged homes provide an immediate idea of how your great pieces can be showcased in a certain space.  This display of furniture can allow the buyer to see what their belongings could look like in each room of the home.

Try to put yourself in the buyer’s shoes, a house or condo is much more welcoming when it is furnished.  A home needs to feel inviting, appealing and most importantly this is an opportunity to capitalize on having your home stand out especially when there is a growing margin of homes being listed in todays Real Estate Market.

A staged home is more reassuring to the buyer’s eye as opposed to a house that is sitting vacant.  When a REALTOR® is showing multiple homes to their clients, if your home isn’t staged it will probably be lost in the shuffle.  Remember you do not have a second chance to make a good first impression.

Let’s make this process a little simpler for you! I have compiled a list of 5 easy staging tips to help get the process started. Here we go:

1. Smell will Sell! Start with a fresh inviting scent, for example candles, reed diffusers and popourri can be just what you need.

• Baking is always a great natural aroma however it is a lot to ask to make a cake or cookies before each showing.
• Another great trick is to mix a small amount of fabric softener with water and put on the stove at a low heat setting and just let it simmer.
• Fabric sheets in a couple of vents works well too.
• If you have a nice spray I recommend to just lightly spray your accent pillows whether on your couch or bed is just enough!

Please do NOT use plug in-in air fresheners, their smells can be over powering and the scent is usually less appealing. Finally, don’t over kill with smells, it can be distracting or even turn the buyer off.

2.  Time to “Jazz” it up! So your living room and or bedroom could use a little life and laughter? Try adding some simple throw pillows.  Choose ones in the main colour of your room but with some pattern and a solid colour, this will tie everything in nicely.  Places to buy them are any Home Decor store as well Fabricland has great pillow covers.  So if you want a quick change and already have the pillow this is an inexpensive alternative!

3.  Paint Touch Ups When selling your home go with a neutral colour stay away from bold and bright.  I love bold colours but it takes the right furnishings and decor presentation to use them.  Many buyers have a hard time picturing the furniture next to the lime green wall or sleeping in a red bedroom. Yes for some painting is not a big deal however for others it can steer them away from writing an offer.  Remember you don’t want to give the buyer any excuses to not buy your home.

4.   Give them that “At Home” Feeling Area rugs can make a room feel warm and cozy, stick with a solid neutral colour to be on the safe side.  If you are feeling confident go ahead and buy a patterned one just mak sure it doen not clash with your furniture or is too busy.  I have seen some great and inexpensive ones at Home Depot and Wal-Mart.

5.  Clean, Clean, Clean! For REALTORS® it is such a pleasure to show homes that have “pride of ownership” written all over them.  Take a couple extra days and clean like you have never cleaned before! This will help you and your home put its BEST foot forward during the first showing and will also make your home stand out and attract more buyers.
